1 Market overview

1.1 Definition and scope of study

Student accommodation includes any residence or official accommodation offered to students at universities and schools. Those active in this market include private actors who construct their own buildings and then manage them, or who manage buildings already constructed by the educational institutions themselves in outsourcing format. These specific dwellings generally consist of one building or a group of buildings that are entirely inhabited by students.

Usually, these structures can have two types of layouts :

  • Similar to apartments : multiple shared rooms, common areas, shared kitchen and bathroom.
  • Similar to hotel rooms : single rooms, single or shared bathroom..

A common feature of both structures is the presence of shared facilities that can be accessed by all students living there. Generally, these consist of both places for pleasure and work/study Student housing is a sub-segment of the property market and represents an attractive investment. The market is booming worldwide. This follows the increase in the number of students involved in higher education. As the supply cannot meet the demand for student housing in many geographical regions, private investors have seen this as an opportunity for an opportunity in the real estate sector.

The Brazilian education system has more than 8.4 million students enrolled in higher education. In 2018, 60% of enrollments were in person, with almost 30% of these students coming from other states and needing a new home. Currently more than 3,000 students live in this type of housing in Brazil, which demonstrates the huge idle demand for this type of housing..

The concept of co-housing and student housing in Brazil is still little known, as traditionally students looking for housing tend to go to republics, usually set up by the students themselves, pensions or small rented apartments. Nevertheless, many companies have already identified the potential of this market. For example, for students with greater financial power, investors are building or renovating buildings that will be rented exclusively for student housing.
